5 Things to Consider Before Choosing a Commercial Painter

Choosing the right painter for a commercial business can be challenging. Regardless of the type and the size of the property, all commercial projects have to be well planned and executed by skilled painters with excellent leadership and supervision. For painters who tend to only do residential jobs, the logistics of a larger job can be overwhelming. When you use a painter who specialises in commercial projects, you will be surprised by just how smoothly your project can run. Here are five key things you need to consider.

1. Commercial Painting Experience

Number one on your list should be identifying the commercial painting experience the companies you are considering have. Do they have proficiency in a similar type of property as yours, or are their skills more tailored to boutique residential jobs?  Some painters only deal with large warehouses, while others may do a range of projects from small office blocks to very large multi-storey buildings. A good place to start is with the Master Builders Association. You can be assured that their members are all registered and committed to the association’s code of ethics.

2. Verified References

Painters will proudly showcase testimonials on their website that best promote their services, workmanship and attention to detail. However, sometimes it's good to go digging online through forums and on social media for client feedback that is not solicited; that’s where you’ll see the raw truth. And if it matches up, perfect! Another way to verify the experience of your preferred painter is to communicate directly with the clients themselves. Long-standing and well-respected painters will always be proud and willing to put you in touch with their previous clients.

3. Licensed and Insured Commercial Painters

Is the company you are considering hiring licensed and insured? Without these protections, you could be left with no recourse if something goes wrong, leading to costly repairs or unresolved disputes. Always take the time to verify that the business meets all legal requirements. Make sure you do your due diligence and check the registration details here, and confirm that their credentials are current, valid and appropriate for the type of work they will be performing.

4. Commercial Painting Quotes and Contracts

A fixed-price contract is essential. Take a moment to research industry standards in your state; it really is a case of ‘knowledge is power.’ As always, unexpected costs and delays can be frustrating and expensive, so proceed carefully. Review every part of the quote and make sure it includes, at the very least, the following key points:

  • The scope of works
  • Agreed start and completion dates
  • Cost of materials and labour
  • The contract price
  • Brand and type of paint to be used (will it be zero VOC for the interior use?)
  • How and when payment is to occur, including a date the deposit is required 
  • What happens if there are delays
  • How to manage variations
  • If necessary, how will the painters work around standard office hours
  • Any other matters that could lead to misunderstandings and disputes.
  • Will the painting be carried out in accordance with AS/NZS 2311:2009 or the paint manufacturers’ specifications and to good trade practices?


If you still don’t feel confident on signing off on the deal, get a second opinion from someone who has experience with these types of contracts.

5. Flexible Work Schedules

It goes without saying that disruption to staff and clients in commercial buildings and offices needs to be kept to a minimum. For this reason, it is important that your preferred painting commercial contractor has a team of experienced staff who are willing to be flexible, especially when they are painting the interior of a building. Discuss the possibility of their staff working after office hours and weekends if needed. At the same time, ensure the project will be completed within the agreed time frame. After all, time is money.
