How To Find A Reliable Conveyancer When Selling Or Buying A Home

  • Written by NewsServices.com

When buying or selling a home, most people are unaware that the process is also known as "the conveyancing process". A conveyancer is someone who specialises in the legal intricacies of transferring full or part ownership of real estate (i.e. Land and buildings), which includes both transferring deeds and leases, as well as liaising with all parties to make sure the transaction goes through without any hiccups along the way.

The conveyancing process can also take care of other aspects relating to property that may not involve transferring deeds and leases, such as remortgaging (where you sign over your rights to rent a home to another party), subleases (where you are selling part of the lease on a property) or assignments (where you pass on your rental rights to someone else).

For those of conveyancing Brisbane, what should you look for? Here are 3 important things:

1. Check Out The Conveyancer's Website And Social Media Presence

What do others say about them online? What is their level of communication like with those who have used their services before? Do they seem to offer a professional service that you can rely on, or do they just seem disorganised and lack in their approach to your transaction?

2. Do They Promise That There Will Be No Exchange Of Contracts Without A Guarantee From Them?

Remember, we all sign contracts when we agree to purchase something so this should not be an alarming question! It should be particularly worrisome if the proposed conveyancing solicitor refuses to give such a guarantee as it may signify that there is some form of unethical behaviour at play or that they are not taking your transaction seriously.

3. Are They Familiar With The Property You Want To Buy Or Sell, And Is Their Office In A Convenient Location For You?

While this may sound trivial, it is highly advisable to choose someone who is knowledgeable about the area, otherwise there is a chance they will be unfamiliar with the housing market dynamics of that specific region. It would also be helpful if their office were located in an area where parking is easy to find, since conveyancing transactions often entails signing lots of documents!

A central location makes it easier for everyone involved in the transaction (you, your conveyancer and any relevant bank personnel) to meet up without needing to worry about catching public transport with all your heavy documents.

Conclusion

If you do decide to choose conveyancers after having performed due diligence on their track record, make sure you are patient with them during the process. Remember, they are also dealing with many other clients at the same time as your transaction. If possible, try to be flexible and understanding if occasionally something falls through because of circumstances that are out of their control.
