You'll also want to make sure the home builder is a member of Master Builders or the Housing Industry Association (HIA). Remember to check with the Department of Fair Trading to ensure no complaints against the builder you choose and check up on the warranty and service they offer.

Prices and Your Budget

The price tag given by the home builder should have a detailed explanation in the form of a quote. Every material for equipment to labour costs should be accounted for. When comparing quotes, it is essential to make sure that you compare the exact scope of works using the same quality of materials. If this is not the case, you will run the risk of your project starting off with specific exclusions or that certain items "will cost extra." There is little point in approaching a first-time home builder to build a custom home. It is only because their budget, design, and business model will most likely prevent them from being competitive in a one-off build.

Design Style

Many builders specialize in certain styles. For example, suppose you are building a complicated four-story home. In that case, you shouldn't choose a small-project home builder specializing in a single-story home.  If you have a particular type of design in mind, you should freely ask the home builder about his experience in building homes in that style. While the company may have a beautiful portfolio of drawn designs but will never have created the one you want.

Personality and Workflow

Every home builder professional has a design style and aesthetic sense of working. When you get in touch with a potential builder, you should check out their professional vibe and ask yourself questions such as, "Can I talk to them freely?", "Are they open to suggestions?", "Do they answer your questions clearly?" etc. If you think they're not communicative enough, you should not go ahead with sign your house dream with them. The reality is, their working style will not get any better during the most critical phase of building your home.
